A Lower-Level Retreat Built for the Whole Family

The best lower levels are no longer designed around a single purpose. Increasingly, we’re seeing homeowners create multi-use spaces made up of distinct zones for watching, playing, entertaining, exercising, and spending time together, all within one connected environment.

That was exactly the vision for this Chestnut Hill home.

With a large family and a love of entertaining, the homeowners wanted their lower level to do a lot: a dedicated home theater, golf simulator, game area, gym, and plenty of room to simply hang out. The challenge was giving each zone its own purpose and enough space to function well, while making the entire lower level feel cohesive.

Working alongside the project’s architecture, construction, electrical, and fabrication teams, we helped integrate technology, lighting, audio, video, and control throughout the space.

The result is a lower level with something for everyone, anchored by the home theater and designed so each space has its own purpose while still feeling connected to the whole.

Designed Around How the Family Lives

Throughout the lower level, the details were considered around how each space would be used. The custom pool table has plenty of room for play and circulation, with adjustable architectural lighting precisely aimed to illuminate the surface while minimizing shadows and glare. Integrated audio carries music throughout the space without adding visual clutter.

A Home Theater Made for Movie Night

At the heart of the lower level is a dedicated home theater that feels connected to the surrounding spaces rather than closed off from them.

A high-performance laser projection system delivers a bright, detailed image, while room-darkening shades and integrated lighting transform the space for movie night. A perforated projection screen conceals the front speakers behind the image, with surround and overhead speakers creating an immersive sound experience.

Motorized recliners with adjustable headrests provide the primary seating. Behind them, custom millwork creates a pub-style counter and additional row of chairs, giving the family flexibility for everything from a quiet movie to a full house.

A perimeter soffit with integrated LED uplighting adds another layer of atmosphere.

Bringing the Golf Course Home

Just beyond the theater, a dedicated home golf simulator makes efficient use of the available space.

Ceiling height, swing path, projector placement, and the surrounding architecture were all factored into the design. A retractable impact screen and protective side curtains create the simulator environment when it’s in use, then roll away when it’s not.

A dedicated computer and monitor complete the system, giving the family access to virtual courses from around the world without permanently giving up the space to golf.

A Gym That Stays Connected

The home gym is integrated into the lower level rather than tucked away from the rest of the activity. A display and audio system provide easy access to entertainment and music while working out, connected to the same streaming ecosystem used throughout the home.

Technology That Stays in the Background

There is a tremendous amount of technology working behind the scenes throughout this lower level. Projection, surround sound, distributed music, lighting, shades, displays, and multiple entertainment systems all have to work together.

But the family shouldn’t have to think about any of that.

The control experience was designed around simplicity, bringing the different systems together through an intuitive interface. Starting a movie, adjusting the lights, listening to music, or getting another entertainment space up and running shouldn’t require a lesson in how the system works.

A few simple commands, and the room responds.

That’s ultimately what makes a project like this successful. The technology supports everything the family wants to do down here, but when they’re actually enjoying the space, it gets out of the way.
